Technical & Development Manager
Overview
The Technical & Development Manager will play a key role within the Development & Technical team, supporting the Head of Technical & Development in overseeing the technical performance and development of Aedifica’s UK portfolio.
The team sits at the centre of Aedifica’s value chain and Corporate CSR strategy, working closely with local country teams and operators to ensure the portfolio is safe, sustainable and future-proof.
The role will combine hands-on project oversight with strategic portfolio management, requiring the ability to independently manage development and refurbishment projects while supporting the wider technical and sustainability agenda.
The mission is to acquire, build and maintain safe, sustainable, healthy and future-proof buildings, delivered through Aedifica’s Building Assessment Framework (BAS), which focuses on:
- Condition – ensuring buildings are well maintained and operationally efficient
- Sustainability – delivering future-proof assets aligned with ESG commitments
- Compliance – guaranteeing regulatory and operational safety standards
Key Responsibilities
Development Project Management
- Lead and oversee development and refurbishment projects across the UK portfolio, ensuring delivery on time, on budget and to the required technical standards.
- Act as the primary technical point of contact for selected projects, managing consultants, contractors and operators through the development process.
- Support investment and asset management teams during acquisition and development decision-making, providing technical input and risk assessment.
Portfolio Technical Oversight
- Monitor the technical performance of the UK property portfolio and support long-term asset strategy through building condition and lifecycle planning.
- Work with operators to ensure maintenance and capital works obligations under leases are fulfilled.
- Identify opportunities to improve building performance and resilience across the portfolio.
Sustainability & ESG Leadership
- Support and drive Aedifica’s sustainability agenda across the UK portfolio.
- Act as a key internal advocate for energy reduction and sustainability initiatives, working with operators and consultants to implement improvements (Green Champion).
- Monitor and improve building performance against relevant sustainability standards (e.g. EPC, BREEAM).
Technical Due Diligence
- Lead or support technical due diligence for acquisitions and developments, assessing building condition, compliance and technical risk.
- Use platforms such as NoClaims to monitor compliance and maintain accurate building data across the portfolio.
Contract & Risk Management
- Review development agreements, consultant appointments and contractor contracts to ensure appropriate warranties, guarantees and technical protections are in place.
- Manage technical risks associated with development and operational projects.
Stakeholder Management
- Work closely with asset management, investment and operator teams to deliver projects effectively.
- Build strong relationships with developers, consultants and market participants to stay ahead of technical and development trends in the sector.
- Build and maintain relationships with key technical personnel within the HQ team.
Skills and Qualifications
Education
- Degree in construction, engineering, architecture or a related technical discipline.
- Professional qualification (or working towards) such as MRICS, MCIOB or similar desirable.
Experience
- Proven experience managing development or refurbishment projects, ideally within operational real estate, healthcare or residential sectors.
- Experience leading projects or workstreams independently.
- Strong understanding of building systems, sustainability standards and regulatory compliance.
Technical Capability
- Ability to assess building condition, lifecycle costs and technical risks.
- Familiarity with ESG frameworks, energy performance standards and sustainability targets.
Personal Attributes
- Confident managing projects autonomously while collaborating with wider teams.
- Strong communication skills and ability to engage with operators, consultants and senior stakeholders.
- Commercially aware with the ability to balance technical quality with investment objectives.
Position within the Team
This role will act as a key technical partner to the Head of Technical & Development, taking ownership of selected projects and contributing to the technical strategy of the UK portfolio.
The successful candidate will be expected to operate with a high degree of autonomy, managing projects independently while supporting the broader development and sustainability objectives of the business.
