Job Description

Constable Green is working with a fast-expanding, institutionally backed single-family rental business which owns and manages a growing portfolio of new-build family homes across the South East. As the portfolio scales, the business is seeking a Maintenance Lead to own the delivery of maintenance and facilities management across its homes.

The role

Reporting to the Head of Property Management, you will take strategic and operational responsibility for maintenance and FM across the portfolio, leading both office-based and field teams to ensure homes are safe, well-presented and turned around efficiently between tenancies.

Key areas of focus will include:

  • Leading and mentoring Property Managers, Maintenance Managers and Field Operatives

  • Direct line management of the Property Managers and Maintenance Manager

  • Overseeing reactive and planned maintenance across the portfolio

  • Managing void inspections, pre-move out assessments and unit turnaround to minimise void periods

  • Operating within a data-led framework, using MI to monitor performance and drive improvements

  • Producing regular reporting for the Senior Leadership Team on maintenance KPIs, costs and operational efficiency

  • Leading procurement of maintenance services, materials and equipment, and managing supplier relationships

  • Monitoring contractor performance, compliance and value for money

  • Overseeing operational management of the company vehicle fleet used by field teams

  • Contributing to maintenance strategy, policies and service standards in line with business objectives

About you

The successful candidate is likely to:

  • Have proven experience leading maintenance or FM teams within residential property (PRS / BTR or similar)

  • Understand unit churn and void management in a high-volume rental environment

  • Bring strong supplier and contractor management experience, including procurement

  • Be confident working with data, reporting and KPIs to inform decisions

  • Demonstrate strong leadership, communication and stakeholder management skills

  • Be highly organised, resilient and comfortable working at pace with multiple workstreams

  • Be confident with Microsoft Office and quick to learn new systems and platforms
